Virtual Office Website (VOW) Agreement

1. Purpose

HousesGate Inc., Brokerage operates a Virtual Office Website (VOW) that provides consumers with access to MLS listing data, including active listings, sold records, and property history, in accordance with the rules and regulations established by TRREB and CREA.

2. Consumer-Brokerage Relationship

By accepting this agreement, you acknowledge that you are entering into a lawful consumer-brokerage relationship with HousesGate Inc., Brokerage for the purpose of receiving real estate information and services. This relationship enables A.I. Realty to provide you with access to VOW data as permitted under applicable MLS rules.

3. Authority and Data Source

HousesGate Inc., Brokerage, as the registrant operating this VOW, is providing listing data under the authority of the listing brokerage(s). The data is supplied through the Toronto Regional Real Estate Board (TRREB) via the PropTx data syndication platform (RESO Web API). HousesGate does not independently verify the data and acts as a conduit for information provided by participating brokerages and the board.

4. Permitted Use

You agree that:

  • You have a bona fide interest in the purchase, sale, or lease of real property.
  • You will use the data accessed through the VOW solely for your personal, non-commercial purposes.
  • You will not copy, redistribute, retransmit, or otherwise use data obtained from the VOW for any commercial purpose or in connection with any business activity.
  • You will not share your account credentials with any other person.
  • You will not attempt to scrape, harvest, or systematically download listing data from this website by automated means.

5. Data Accuracy and Limitations

While HousesGate strives to present accurate and timely information, listing data is provided by third-party sources including TRREB and PropTx. HousesGate does not guarantee the accuracy, completeness, or timeliness of any information displayed. All information should be independently verified before making any real estate decisions. You understand that the data may not reflect the most current real estate activity and that sold data may be subject to corrections.

6. Intellectual Property

The trademarks MLS®, Multiple Listing Service®, and the associated logos are owned by the Canadian Real Estate Association (CREA) and identify the quality of services provided by real estate professionals who are members of CREA. MLS data displayed on this website remains the property of TRREB and/or the listing brokerage. You may not scrape, download, store, or redistribute this data beyond what is necessary for your personal real estate search.

7. Account Security and Password Requirements

You are responsible for maintaining the security of your account credentials. Per TRREB VOW requirements, your password must be changed at least every 90 days to maintain access to enhanced listing data and sold records. You must not share your login credentials with any other person.

8. Session Security

For your protection, your VOW session will automatically expire after 60 minutes of inactivity. You will receive a warning before the session ends and may extend it by interacting with the site. This helps prevent unauthorized access to restricted data from unattended devices.

9. Consent and Revocation

Your acceptance of this agreement is recorded with a timestamp, IP address, and browser information for audit purposes. Your consent may be revoked at any time by visiting your account settings or contacting HousesGate directly. Upon revocation, your access to VOW-restricted data will be removed immediately.
